Is the yield you quote gross or net?
Net. Every figure is labelled, and the net ones are calculated after service charges, a stated vacancy allowance and a management fee, on the registered transaction price.
Why registered transactions and not asking prices?
Asking prices are what a seller hopes for. Registered transactions are what a buyer actually paid. A yield built on the asking price flatters the seller and misleads the buyer.
What is resale liquidity?
How many units in the same building resold in the last 24 months, and at what spread to the previous price. A high yield you cannot exit is theoretical. Liquidity tells you whether you can get out.
Do you advertise specific properties?
No. This is an advisory and research layer, not a listings site. For permitted listings you are deep-linked to the brokerage. The advice is about which numbers to trust, not which unit to buy today.
How often is the index published?
Quarterly to start, moving to monthly once the data pipeline and the content cadence both hold.
Do you promise a guaranteed return?
Never. No guaranteed returns, no guaranteed appreciation, no guaranteed visa outcomes. Every figure carries its source and date.
